- Maintain web portal for directors
- Generate full financial statements for directors
- Utilizing a secure lockbox banking system, we will deposit all receipts into the corporation-specific account (no co-mingling of funds)
- Prepare annual budgets
- Commercial banking with preferred rates and a dedicated team
- Arrange bank loans for larger, long-term maintenance projects (subject to an administrative fee)
- Disburse all accounts payable in a timely manner
- Collect common element fees and other accounts receivable
- Reconcile bank statements monthly
- Prepare full annual financial statements, A/R, A/P, Balance Sheet, etc
- Provide all financial records for auditor
- Prepare investment reports and reserve fund expenditure reports
- Maintain a ledger for each owner, which details receipts and charges
- Send past due notifications to owners
- Assess owner late fees
- Process delinquent owner arrears in accordance with the Condominium Act

- Exceptional customer service to all owners in the condo community
- Research and generate status certificates
- Board members have direct access to a dedicated manager via telephone and email
- Preparation of all tender material
- Preparation of all mail-outs
- Tracking of maintenance work orders
- Research and supervise insurance coverage and any claims
- Attend and direct board meetings
- Create agendas and manager’s reports
- Maintain and archive all records as required by law
- Preparation and distribution of meeting minutes
- Organization of all matters related to Annual and Special General Meetings
